Smoke Alarms
Smoke alarms are required on every floor of a rental property, you will be obligated to ensure that these are in date and replaced at least every 10 years.
NOTE: Some smoke alarms only have sensors lasting for 3 years and these will need to be replaced more often.
The government recommends:
Landlords choose the type of smoke alarms based on the needs of their building and their tenants, and that those alarms are compliant with British Standards BS 5839-6. In this standard rented properties both new and existing should comply with Grade D1. Premises with very large storeys (>200m2), except single-storey buildings, require a Grade A alarm system.
Grade D1: the stand-by supply must be tamper-proof and last the full life of the alarm.
Take care to differentiate between D1 (tamper-proof backup batteries that last the full life of the alarm) and D2 (user-replaceable backup batteries that will not last the full life of the alarm) when selecting alarms for your property.

Carbon Monoxide (CO) Alarms
Current regulations require all properties with a gas supply to have a carbon monoxide alarm installed within 1.5m of any sealed gas appliance. Installation requirements are set out by British Standard (BS) whereby alarms should be installed above the appliance, within 30cm of any wall/ceiling intersection. Our staff are on hand to support you.
Carbon Monoxide (CO) Alarms require replacement every 7 years.

Certification
Gas Safety (CP12) inspections are required every year and must include all gas appliances including boilers, hobs and fireplaces.
Electrical Installation Certification (EICR) inspection will be required at least every 5 years for rental properties, however your inspector may require this to be carried out more frequently. Details must be visible on your fusebox and marked with an impermeable pen.
Portable appliance certification (PAT) tests, appliances require testing when using a 3-pin socket however this is not required when appliances have been wired into isolated spur sockets.
