Booking Confirmation
You will receive an email with 24 hours to confirm your booking. For any last minute appointments please call us directly. If you do not receive your confirmation email for any reason please contact our team.

Key Collection
Our booking team will arrange all appointments with you directly, please ensure that they are provided with contact details for all parties involved. We will collect keys from you as instructed, you will also need to confirm any special access arrangements, this includes details of alarm codes, property access information, additional inspection areas such as garages and any possible special requirements that you require to be taken into consideration.
For managing agents we have a specialist key collection team, who can arrange to collect, store and manage your keys as required.

The Inspection
On the day of the inspection the clerks will arrive to the property for the arranged appointment time. We will contact you, should there be any delays/unforeseen circumstances. To ensure that the inspection can be carried out accurately, we would ask that our clerks are allowed to complete their duties without disruption, to ensure maximum accuracy. This will require all rooms need to be left empty and all parties will be required to allow the property to be photographed without interruption. Inspections will take approximately 1-hour (depending on the size of the property).
If you require any advice on time allocation for any property, or for the finalisation time of the report, please do ask the clerk on the day, as this can vary.

Receiving The Report
Reports are usually finalised within 48 hours from the date of the appointment, these will be issued to you by our processing team. If you require any reports as an express service then please do let our admin team know, as we can offer a 24 hour express service.
You will receive a link to the report allowing for any comments and photos to be added to the document. We allocate 14 days for landlords and tenants to make comments, however we can open this for longer upon the agreement of all parties. Landlords and tenants should mutually confirm the accuracy of the document, adding any photos and comments as necessary.

Signing Online
Following the review of all parties, you are requested to complete the report and finalise the commenting process by signing the document, at the end of the report under the "Signatures" section, tenants and landlords can sign. If you have any issues using this feature then please do contact one of our team.
A failure to comment, add photos and/or sign within the 14 days allocated, without any notification, will imply an agreement on the schedule of condition, as set out within the report.
